Course Description: A structure’s job is to do nothing! More correctly, its job is to NOT shift or deflect excessively under its own weight or applied loads such as pianos, furniture, cocktail parties, and stormy weather. Structural problems occur when the soil under the structure can’t adequately support the load of the structure or when one of the structural components of the home cannot resist the applied loads. This course involves recognizing when a residential structure is not performing its intended task and identifying possible structural problems. We will also look at how to interpret the significance of structural conditions commonly seen in residential homes.

1(CE) and 1(SAS Elective) 

Course Description: The objective of this session is to educate real estate professionals about deck construction, deck safety and new deck products. By the end of this course, you will be familiar with the components of a typical deck and how to recognize a good deck. We will look at how building permits and codes pertain to decks and learn to recognize the difference between a safe deck and an unsafe deck, including knowing when a guard rail is required. We will also look at the properties of various deck materials and how to maintain them, so they last a long time.
